PRE-CONSTRUCTION capabilities
Our pre-construction services save time and money and ensure a higher quality result by identifying design issues on paper before a project goes out to bid.
Seamlessly integrating pre-constructionINTO THE BUILD PROCESS from the start
When pre-construction is an integrated part of your design process, it represents minimal overhead compared to the cost of issuing change orders during the construction phase. Some consider change orders to be an inevitable part of the job. But change orders result in added cost, schedule overruns, and strained management resources.
We leverage our extensive experience in BIM/CAD to benefit projects with such services as:
DESIGN DEVELOPMENT
Lawson works from design development drawings to begin the layout for mechanical, electrical, and plumbing (MEP) systems.
COORDINATION DRAWING
We route MEP features around architectural and structural components, working with the design team to solve conflicts and work out potential problems.
CONSTRUCTION DOCUMENTS
We work closely with the design team to create working, constructible project drawings.
OSHPD SUBMITTAL
Once coordination drawings are completed and reviewed by the design team, they are ready to be submitted to OSHPD for review.
BACKCHECKS
As we review each OSHPD comment, we create a narrative to clarify questions raised by OSHPD and incorporate any necessary changes into the documents.
FINAL CONSTRUCTION DOCUMENTS
Once all OSHPD backchecks are complete and the OSHPD permit has been received, the coordination drawings are ready to be bid and constructed from, eliminating the need for a lengthy, post-bid coordination process to be undertaken by the contractor.
Pre-construction services that MITIGATE RFIs & ensure superior quality
The pre-construction and design review process produces construction plans that accurately document precise locations and elevations of building systems such as mechanical, plumbing, electrical, fire protection, communications, medical, and emergency systems. When a contractor mobilizes and arrives at the construction site, costly RFIs that lead to substantial change orders are limited, and construction can focus on delivering a quality product within the required time.
